ARTICLE 1: LEASED PROPERTY
The leased property is a finished four-storey house attached to land with the total use area of ……. m2 (In words: ……………………) located in …………………….., hereinafter referred to as the “Leased property”.
ARTICLE 2: TERM OF CONTRACT
2.1 The term of the House Lease Contract shall be ….. years from ………… (Commencement date) to ………… (Expiry date).
ARTICLE 3: RENT AND METHOD OF PAYMENT
3.1 The rent mentioned in Article 1 hereof shall be …………./month (In words: …………………..) within the first 02 (two) years (from ………. to …………). In the next 05 (five) years, the rent agreed by the parties shall be …………./month (In words: …………………..) (from ………. to …………).
3.2 The rent shall be paid every 06 (six) months within the first 10 (ten) working days in each payment period. Immediately upon receipt of Party A’s payment request, Party B shall fully pay the rent as stated in the payment request.
3.3 Method of payment: In cash or by bank transfer.
ARTICLE 4: OBLIGATIONS OF PARTY A
4.1. To hand the Leased property over to Party B during the term of the contract.
4.2 To ensure that Party B has full right to use the house mentioned above for the purpose stated in Article 4 hereof during the lease term. Not to sublease part or the whole of the house leased to Party B under any form.
4.3 To strictly comply with the terms set forth herein.
ARTICLE 5: OBLIGATIONS OF PARTY B
5.1 To pay the rent to Party A on time in accordance with Article 3.
5.2 Party B shall be responsible for returning the house to Party A upon the contract expiry.
ARTICLE 6: FINAL PROVISIONS
6.1. This contract shall be governed by the laws of Vietnam. If a dispute arises, the two parties shall mutually negotiate and settle it in the spirit of goodwill and harmonious interests between the two parties. Should no negotiation be reached then either party may refer the dispute to the competent Court for settlement in accordance with the law.
6.2 Both parties undertake to have clearly understood the provisions of the law on house rental and leasing, read again the overall Contract, totally agreed to the content of the Contract and affixed their signatures as evidence below.
6.3 This contract takes effect from the date of signing and is made in 04 original copies in Vietnamese with equal legality, 02 of which are kept by each party for implementation.
